The delineation allows an environmental professional to visit the site of the future development, and to discern if:

1) There are any areas of wetlands on the property and

2) What is the extent of wetland coverage, and where exactly is it?

Wetlands are very important ecologically, in addition to providing habitat for numerous flora and fauna, they also recharge groundwater and reduce flooding, among a host of other benefits, and thus are important to maintain. A delineation details the extent of the wetlands on the property, and outlines a boundary between upland and wetland areas.

With this information, the owner can avoid certain permits for developing the wetland, assuming state-specific guidelines for development buffers are followed. The delineation aids in streamlining the construction process, while giving equal respect to both the construction and the environment.
